BECOMING A PARTNER IN A CONDO
IN THE "MYKONOS BAY RESORT"
SAN JOSE DEL CABO, MEXICO
JUNE 2002

Mykonos Del Mar Inc., a Deleware Corporation, has purchased condo #405-C, in the Mykonos Bay Resort, in San Jose Del Cabo, B.C.S., Mexico. You may purchase a week of lifetime ownership in this condo for$10,000.00 U.S. dollars. This is a onetime payment, plus a yearly maintenance fee of ~$325.

You will own one of only 52 shares of stock issued by this corporation. Thirty shares are still available in this condo. You may buy as many shares as you wish, until all 52 shares are sold. Your weeks will change every year, as we meet once a year to choose the weeks. We have a fair and equitable system of choosing the weeks. You may sell your ownership at any time by selling your share or shares to another individual. This is the third condo we have partnered in this system over the last four years, and no one has ever decided to leave and sell their shares.

The Condo is two bedrooms and two baths; it will sleep six, and is completely furnished. It has Direct TV, VCR and CD players, phone/fax, washer/dryer, plus other small appliances. The Condo comes with 2 cars, a Suburban and a Toyota wagon. The condo is right on the beach, on the fourth floor, and with an unobstructed 180-degree view of the ocean.

The Corporation will own the condo under the Mexican Trust System. There are hundreds of thousands of Americans that own property in Mexico under this trust system, with no problems. We have a Manager in Cabo, and also here, and the whole operation works very well!

Besides wanting to go to Cabo on a great vacation, you need to look at this as an investment. Over the last ten years, hotel room rates at all the better resorts across the world have gone from an average cost of $100 per night, to $300 per night. There is no reason to believe it won't increase the same over the next ten years. These rates are usually for a one-bedroom unit. Cabo is one of the most expensive resorts in Mexico. The 405-C Condo is a two-bedroom unit, with two cars, and a fully stocked kitchen. To duplicate this in Cabo would cost an average of $3,000 dollar per week return on your $10,000 dollar investment each year. This will go on for as long as you keep it. The following are some of the costs of other units in Los Cabos:
Hacienda Hotel-Cabo 2 B/R $300-$425 Marina Fiesta -Cabo 2 B/R $400-$500
Pueblo Bonita-Cabo 1 B/R $300 Melia Los Cabos-Corridor 1 B/R $265
Cabo San Lucas Hotel 2 B/R $350-$550 Casa Del Mar-Corridor 2 B/R $500
Las Ventanas-Corridor 1 B/R $550-$750 Las Mananitas-San Jose 2 B/R $400

Some of these rooms have small kitchens, but none of them provide any cars!
